This Spring Creek Real Estate Market Report will focus on the sales of single family detached homes in the golf community of Spring Creek during January 2012.

We do not have any reported sales for January 2011 to compare the 2012 sales with.  One thing that we do need to be aware of is that many of the Spring Creek homes that sell are new construction and may not get listed or reported to the mls.

January 2012 average list price $272,445.
January 2012 average sale price $297,153.
January 2012 median sold price $29o7,153.
January 2012 %sold/list 109.06%.
January 2012, 2 Spring Creek homes sold.

Spring Creek sales and inventory

The sales of Spring Creek homes have been stable over the past two years and we only have 6 months of inventory on the market.  This can be somewhat misleading because most of the builders in the community are listing proposed homes.  So there may be many more to be built homes for sale than resale homes.

Charlottesville Golf Communities Real Estate Market Report – Glenmore 2011 Year End

For this real estate market report we will dig down to the neighborhood level and focus on the sales of single family detached homes in the Glenmore golf community during 2011.  In addition we will see how the 2011 sales compare with 2010.

2010 average list price $762,789.
2011 average list price $715,127.

2010 average sale price $730,411.
2011 average sale price $686,093.

2010 median sold price $680,000.
2011 median sold price $622,500.

2010 average continuous days on market 180.
2011 average continuous days on market 122.

2010 %sold/list price 95.75%.
2011 %sold/list price 95.84%.

2010 homes sold – 27.
2011 homes sold – 28.

The real estate market in Glenmore has remained stable as compared with 2010.  Unfortunately the median home price has decilined by almost $60,000.  The best news from this report is the fact that days on market have come down.  The best news of all is that the Glenmore real estate market is starting out 2012 strong.  There are already 4 Glenmore homes under contingent contract and an additional 4 homes with contracts pending.  If all of these close the Glenmore real estate market will be off to a great start!

What Do Charlottesville Golf Communities Do On Vacation?

Charlottesville has a selection of lovely golf communities, each with its own excellent golf course, but it is still fun to play a different course.  And what better time to explore new golf courses than when you are on vacation.  Some golfers plan their vacations around a golf destination and others are able to slip a round or two in among other vacation activities.  One of the great things about the game of golf is that you can find a course almost everywhere that you go.

Recently I went on vacation and had the opportunity to play one of the more unusual courses.  Furnace Creek is located in an oasis in the middle of Death Valley.  It is the lowest course in the United States at over 200 feet below sea level.  Can you imagine a golf course in the middle of the desert with rocky rugged mountains in the background?  I imagine that it would live up to its name and be a furnace in the summer, but on a January day the temperature was in the high sixties…perfect.  Wildlife abounds and we were greeted by a coyote on the first green.  It was amazing how unconcerned he was with the people.  We finished playing at sunset to the sounds of owls hooting in the trees.  This was definately a different experience from golf in Charlottesville golf communities.  Its fun to go away but its great to come home to the best place to live.

When asked about Lake Monticello, people will likely mention that a 350 acre lake is at the heart of the neighborhood, or that it is a gated community, or that it is an affordable place to live.  And yes it is all of these things.  However don’t forget that The Lake is also a golf community.  There is an 18 hole championship golf course that can be enjoyed by all skill levels of golfers.
